Welcome to Los Zacatitos—a hidden coastal gem located just 20 minutes from downtown San José del Cabo and about 35 minutes from the Los Cabos International Airport. This peaceful community is largely made up of expats, with most residents hailing from the United States and Canada. While the area has traditionally been home to seasonal visitors, more and more people are now making Zacatitos their full-time residence.

Zacatitos is an off-the-grid community, meaning it operates independently from the traditional electric grid (commonly referred to as “CFE” in Mexico), and water is delivered by truck from nearby aquifer sources. Thanks to recent improvements in solar energy systems, it’s now easy to run air conditioning even during the hottest months. Satellite internet ensures that residents stay connected to the outside world. The area’s appeal lies in its raw natural beauty, breathtaking beaches, excellent weather, and its convenient access to large retail stores and two nearby airports.

Between December and April, it’s common to see whales along the shoreline as they migrate to the warmer waters of the Sea of Cortez to give birth—a truly unforgettable sight. When whale season ends, surfers take advantage of the East Cape’s legendary point breaks, fueled by summer swells from the south. Outdoor lovers will also find plenty to do, including hiking, mountain biking, off-road adventures, and UTV exploration.

Zacatitos offers a handful of local amenities, such as “Zacs Bar and Grill,” a well-known eatery; “Coco-Loco,” a local coffee spot; and “Central Station,” a general store located within the community. A new plaza is under development to host boutique shops.

One of the most distinctive aspects of Zacatitos is its lack of a formal homeowners’ association. Instead, a civil association (AC) manages contributions from residents to fund community services like security, helping to keep properties safe while owners are away. The community is home to a wide mix of people—from retired professionals and business leaders to creatives and tech entrepreneurs—all drawn to the area’s relaxed lifestyle and charm.
